HVAC Equipment Maintenance – How and Why

HVAC, the acronym for heating, ventilation and air conditioning, refers to the technology of indoor and automotive systems that provides comfort in all types of climate conditions. HVAC is covered by mechanical engineering and practically bases its principles and practices in the laws of thermodynamics, heat transfer and fluid mechanics. When the field of refrigeration is added, HVAC becomes HVACR or HACR when ventilation is being taken away.

HVAC is required in marine environments like aquariums, industrial buildings and plants, and business offices – areas where temperature and humidity must be regulated.

Due to the great value of HVAC equipment, users feel the need to do maintenance procedures to prolong its life span and maintain its performance. Although a HVAC equipment will certainly break down in the future, maintenance procedures can indeed extend its life span to how many years. Every HVAC equipment necessitates proper and timely maintenance and repair regardless of its brand.

Keeping the filters clean every time is one of the best ways to maintain the good condition of a HVAC equipment. The filter is the part of the equipment that gathers dust and other impure particles whilst it is operating. Once the dirt is not cleaned up immediately, harmful organisms live in it providing a great threat to the health of the people who is living or working in that area.

What’s more is that HVAC equipments perform poorly when accumulated dusts block the air from entering through the filter. Filters are cleaned by turning the HVAC equipment off and using a dry cloth in wiping away the dust. To save the entire HVAC equipment, very dirty filters are sometimes replaced with a brand new one.

Another important part of a HVAC equipment is the contract which must also be kept clean in order to prevent organisms from entering or sticking in that area. It is not good for HVAC equipment to be crawled in by insects because these usually die there due to the contactor’s high voltage electric plates. When this happens, the flow of the current will be blocked by the dead organism which correspondingly stops the equipment from working. To prevent this from occurring in the first place, insects are removed away from the inner part of the equipment to prevented from entering in. These are the most preferred option since putting a cover to the whole HVAC equipment is not possible nor ideal.

Maintaining the good performance and condition of a HVAC equipment require more number of maintenance procedures in real scenarios. The task can either be done by homeowners who have a little knowledge about HVAC cleaning and maintenance chores. But preferably, more people hire HVAC technicians to have the task of cleaning and maintaining an equipment done in a more efficient way.
